PS 158 Manhattan

Since its construction, PS 158 had received only patchwork repairs, resulting in water penetration and building-wide damage from failed masonry repairs and deteriorated original materials. The demolition of the façade's monumental projecting cornice had exposed building infrastructure to the elements, accelerating masonry deterioration.

Comprehensive observation and mapping of exterior and interior damage led to the recommendation for full masonry replacement and backup masonry stabilization. As a building eligible under State Historical Preservation Office requirements, the project carefully replicated original materials to restore the Beaux Arts-style façade's grandeur. All face brick was removed and replaced with new brick replicating the 1890s original, while a vapor barrier and narrow-cavity drainage plane created superior envelope protection. A replica cornice was installed using modern glass fiber reinforced concrete, and the roof was replaced while original stonework was cleaned. This restoration created a resilient, beautiful Beaux-Arts school built for generations.
